There are so many different and constantly changing elements to any real estate transaction whether you are a Buyer or a Seller.  What I bring to the table are a lot of years in the different areas of real estate that make a huge difference for any Seller or Buyer.

For Buyers:

As a Buyer, the first thing that you need to do is to get pre-qualified for a loan so that there are no surprises when house shopping.  It can be heartbreaking to think that you have found the perfect property only to discover that you do not qualify for a loan large enough, or don’t have sufficient cash to buy that particular home. If you are a First Time Home Buyer, I am up-to-date on many programs that cut your need cash to the bone- and I know the Lenders that have those programs.

I have 25 years of experience in the lending industry.  I know the what needs to be done to get you the very best loan at the lowest possible rate.  That will make a difference every month on your house payment, and ability to qualify.

If you are a Buyer - in a Sellers’ Market where there are multiple offers on almost every home, you may be only one of many offers on the property of your dreams.  You need to show the Seller why your offer is the one the Seller should choose to accept and the very first thing is to show that Seller that you are qualified financially by submitting a PRE-APPROVAL letter with your offer from your lender. (My lenders pre-underwrite, making your “offer” nearly as good as cash.)

Your offer to purchase allows you up to two weeks to do inspections on the home.  Some lenders will not release the funds to purchase unless defects that are found by a government appraiser fixed. I have the connections to get work completed reasonably, and sometimes at the Seller’s cost

Clearing the title on a property and going through escrow is another hurdle that we need to get through.  During my Stewart Title employment I learned all about the escrow closing steps, making even this part of your closing smoother and the move into your new home simpler.  Experience counts!

For Sellers:

We all know that working with a Professional in any field is going to be to our advantage.  Working with a Professional Realtor can be especially important since selling the most expensive item you own needs to be handled by someone who has the background and experience to make sure you quickly get the highest sales price for your home with the least amount of stress possible.  I have been successfully representing Sellers and Buyers since 1976.
